TÜV SÜD ensures long-term value and sustainability of real estate
TÜV SÜD will showcase its comprehensive service portfolio for the long-term value and sustainability of real estate at MIPIM 2012, to be held between 6 and 9 March 2012 in Cannes, France. The portfolio offered by the international service provider ranges from valuation reports and sustainability certification to the carbon footprint of buildings and due-diligence services. At MIPIM TÜV SÜD can be found at stand 24.07 in zone A+, level 01.
Dr Ulrich Klotz | Refinancing real estate is in the focus of conflicting interests between the new Basel III and Solvency II standards for equity, high liquidity requirements and sustainability aspects. "All of these three factors increase the pressure to achieve a realistic assessment of the duration of use and life-cycle costs", says Dr Ulrich Klotz, CEO of the Real Estate Division of TÜV SÜD AG. Opting for an integrated due-diligence approach, TÜV SÜD supplies investors, contractors and building owners with a robust basis for assessing the sustainability of existing office and administration buildings, thus strengthening the confidence of lenders in financed real estate. |
Integrated assessment system and sustainability certification in accordance with
BREEAM and LEED
The integrated due diligence approach developed by TÜV SÜD combines environmental due diligence, technical due diligence and real estate due diligence. "The integrated approach provides for better and more targeted assessment of the interactions between the individual areas", explains Dr Joachim Junggunst, TÜV SÜD Industrie Service GmbH. This particularly concerns the implementation of necessary and cost-efficient sustainability measures. TÜV SÜD's assessment system is based on numerous real-estate due diligence reviews. It comprises 150 informative criteria in five focal areas of assessment. Due diligence also offers a robust basis for certification in accordance with international standards. "Our clients benefit from our acquisition of UK-based Wallace Whittle Holdings Ltd. in summer 2011", explains Dr Junggunst. "Wallace Whittle's network enables us to offer sustainability certification in accordance with global BREEAM and LEED standards on an even broader basis."
At MIPIM, TÜV SÜD will also present solutions for verifying the building-related carbon accounting within the scope of the 'carbon footprint'. When calculating a carbon footprint, the experts include the entire life cycle of a building from planning and design, construction, use and maintenance to recycling. Factors that are critical for robust accounting include sensible structuring of the construction materials used, valid emission factors and transparent reporting. The experts at TÜV SÜD Industrie Service also support real estate owners, building operators and managers in meeting the challenge of offsetting and certifying the calculated emissions.
